Every Austin owner has considered short-term rentals at some point. The gross income numbers look tempting, but the honest comparison requires netting out the costs, the regulation, and the risk.

Short-term rentals

Higher gross income, but higher operating cost (cleaning, supplies, platform fees, dynamic pricing tools), more wear on the property, and meaningful regulatory exposure in Austin. Best suited to owners actively engaged in operations or willing to pay a specialized STR manager.

Mid-term (30 to 180 days)

A quieter middle path. Furnished, priced above long-term rent, and attractive to traveling professionals and relocating families. Lower operational intensity than nightly STR and usually lower regulatory risk.

Long-term (12 months+)

Predictable income, lower operating cost, and simpler compliance. This remains the default for most Austin single-family rentals and virtually all multifamily.

The honest bottom line

Once you fully net out costs and vacancy, the gap between STR and long-term is often smaller than gross numbers suggest — and the operational demands are dramatically higher.
