How much is your management fee?+
We usually charge a 7% monthly management fee. All clients are unique, so we encourage you to have a conversation with us to discuss fees.
What areas do you cover?+
We currently only manage properties in the greater Austin area.
What services do you provide?+
From marketing, professional photography, to qualifying and maintaining happy tenants, we are a full-service property management company.
Do you require use of your own maintenance team?+
No. We are open to all vendors and make sure you're always getting the best price to ensure your properties are serviced affordably but by the best.
How quickly can you lease my Austin rental?+
Well-priced homes marketed with professional photography typically lease in two to four weeks in central Austin. We publish to Zillow, Apartments.com, the MLS, and our own syndication network within 48 hours of onboarding.
How do you screen tenants?+
Every adult applicant is screened for income (generally 3x rent), credit, rental history, employment, eviction records, and criminal background — applied identically to every applicant in line with Fair Housing law.
How and when do owners get paid?+
Owner disbursements go out by ACH mid-month with a detailed statement of rent collected, expenses, and maintenance invoices. Year-end summaries and 1099s are provided for your accountant.
Do you manage properties I don't live near?+
Most of our owners are out-of-state or out-of-country. Everything — approvals, statements, inspection reports, and photos — happens through your owner portal, so you never need to be in Austin to stay in control.
