The monthly management fee

The leasing fee

Expect a separate leasing fee ranging from 50% to 100% of one month's rent when a new tenant is placed. This covers marketing, showings, screening, and lease execution. A quality manager earns this by placing better tenants who stay longer.

Fees to scrutinize

  • Vacancy fees: Paying while your unit sits empty is a red flag.
  • Maintenance markups: Ask whether vendor invoices are passed through or marked up.
  • Renewal fees: Some managers charge to renew existing tenants — usually smaller than a new leasing fee.
